What Is the UAE Golden Visa for Investors?

The UAE Golden Residency is a long-term residence programme for qualifying categories, including investors. According to the latest ICP Golden Residency guidance updated in August 2026, Golden Residency can be issued for five or ten years depending on the qualifying category, is renewable subject to continued eligibility, and does not require a sponsor. The property value must be supported by documentation from the Dubai Land Department. GDRFA's current Dubai rules also provide specific treatment for mortgaged property, so applicants should have their individual property position checked rather than assuming that every mortgage disqualifies them.

The federal ICP Golden Residency guide currently describes the real-estate investor category as a five-year Golden Residency, while public-investment investors are listed under a ten-year category.


Golden Visa for Business and Public-Investment Investors

Investors may also qualify through investment in UAE companies or other qualifying public investments.

Dubai GDRFA currently lists an investor or partner in a UAE company with an investment/share in company assets of at least AED 2 million as one route. Supporting evidence can include a valid trade licence, certified financial report, company bank statement and tax documentation.

Other qualifying investor routes can include a AED 2 million bank deposit or an eligible tax-investor category. For the latter, Dubai GDRFA currently requires evidence that annual taxes paid meet the applicable AED 250,000 threshold.

Because these routes have different evidence requirements, business owners should not apply simply on the basis that their company is “worth AED 2 million.” The authority may require formal evidence establishing the applicant's qualifying investment.


Dubai Golden Visa Application Process for Investors

The exact procedure depends on your investment type and current immigration status, but the process generally involves:

  1. Determine your Golden Visa category. Confirm whether you are applying as a property investor, company/public-investment investor, deposit investor or under another qualifying route.

  2. Obtain investment evidence. Property investors generally require Dubai Land Department documentation confirming qualifying ownership/value. Business investors may require licences, financial reports, bank statements, tax records or other evidence.

  3. Prepare your personal documents. These can include your passport and other immigration and identification documents applicable to your case.

  4. Submit the Golden Residency application. Dubai GDRFA states that applications can be made through its digital channels using UAE Pass or username credentials; applications can also be handled through applicable service channels.

  5. Complete applicable residence formalities. Depending on the applicant's circumstances, further immigration, medical, insurance, Emirates ID or status-related procedures may apply.

  6. Receive the Golden Residence permit. Final issuance remains subject to the competent authority's review and approval.

GDRFA currently lists an expected completion time of around five days for its investor Golden Residence issuance service, but applicants should not treat this as a guaranteed end-to-end timeline because additional approvals or documentation may be required.


Documents Required for a Dubai Investor Golden Visa

There is no single document list that applies to every investor.

For a real-estate investor, the key evidence generally includes a passport copy and documentation establishing ownership and the qualifying property value.

For a company investor or partner, documentation can be more extensive. Current GDRFA guidance includes items such as a passport copy, certified financial report, valid trade licence, company bank statement, tax registration/tax evidence and, for relevant free-zone companies, documentation establishing the company's capital and investor's share.

Documents issued outside the UAE may also need appropriate attestation and/or certified Arabic translation, depending on what is being submitted and the authority's requirements.


How Much Does a Dubai Golden Visa Cost?

Applicants should distinguish between the investment requirement and the government processing fees.

For its investor Golden Residence issuance service, Dubai GDRFA currently lists a residence permit fee of AED 1,100, plus Knowledge Dirham, Innovation Dirham, applicable inside-country and delivery charges. It also notes that issuance fees increase based on residency duration. Other procedures can create additional government or third-party costs.

Therefore, avoid relying on advertisements that quote one “all-inclusive Golden Visa price” without first determining your category and immigration situation.
